Roofing Construction Checklist (Homeowner Prep)

This checklist is for homeowners who already have a roofing project scheduled. Roofing is loud and physical, and there will be activity all around your home. A little preparation makes the day smoother and helps protect your property.


Before Installation Day

1) Mow & Yard Preparation (Important)

  • Mow your lawn (short grass makes cleanup and nail sweeps far more effective)
  • Pick up pet waste and yard debris (sticks, toys, balls, etc.)
  • Move or cover:
    • Patio furniture
    • Grills/smokers
    • Potted plants
    • Outdoor décor near the house
  • Protect delicate landscaping near drip lines if you have specific concerns

Why this matters: Nails and debris are easier to see and remove on a clean, mowed lawn.

2) Vehicles, Driveway & Access

  • Move vehicles out of the driveway and away from the house
  • Keep the street area in front of your home available for material delivery and dumpsters (where applicable)
  • Clear access to:
    • Driveway and garage
    • Side yards and backyard (if applicable)
    • Gates (unlock or provide code)
    • Electrical panel (if needed)

Why this matters: Roofing crews need room for delivery, staging, and cleanup. Tear-off can send debris outward from the roof edge.

3) Sprinklers, Utilities & Outdoor Fixtures

  • Mark sprinkler heads near the house (flags or visible markers)
  • Let us know about:
    • Hidden irrigation lines
    • Low-voltage lighting wiring
    • Septic cleanouts near work zones
  • If you have a locked electrical panel, ensure access is possible if needed
  • If there’s a pool or hot tub near the roof edge, tell us in advance so we can plan protection

Why this matters: Cleanup, ladders, and foot traffic are safer when sprinkler heads and utilities are clearly identified.

4) Inside the House (Vibration & Dust)

Roofing causes vibration. That’s normal.

  • Remove or secure:
    • Fragile items on shelves
    • Pictures/mirrors on exterior walls
    • Items that rattle easily
  • If you store items in the attic, cover them—especially near the roof deck
  • Close windows and doors to reduce dust intrusion

Normal: Vibration, footsteps, and some dust
Not normal: Interior damage—if you notice something, report it immediately

5) Pets & Children

  • Make arrangements for pets sensitive to noise
  • Secure pets that might bolt when doors/gates open
  • Keep children away from work areas (tools, nails, debris)

Roofing is often the hardest part of the day for pets. Planning ahead helps.


During Installation Day

6) Noise, Activity & What’s Normal

  • Expect hammering, compressors, and material movement
  • The loudest portion is usually tear-off and deck prep (often earlier in the day)
  • Crews will be on the roof and moving around the perimeter of the home

This does not mean something is wrong. It means work is actively underway.

7) Weather & Timing

  • Roofing is weather-dependent
  • If conditions change:
    • Work may pause
    • Protection measures are used as needed
    • Schedule adjustments may occur

Normal: Short pauses due to weather
Not normal: Long delays without communication


After Installation

8) Cleanup & Nail Sweep

  • Debris removal and site cleanup
  • Magnetic nail sweeps around work zones
  • Final walk-through of the perimeter

You should still do a visual walk-around—especially if you have kids or pets. If you find anything concerning, report it right away.

9) Final Walkthrough

  • Review the completed roof
  • Ask questions if anything looks unclear
  • Confirm key areas like vents, flashing, ridge caps, and edges

This is the best time to address concerns—while the project is still fresh and the site is staged.

10) What to Watch Over the Next Few Days

  • Check after the first rain for any unexpected issues
  • Watch for anything that looks loose or out of place
  • Report anything that doesn’t feel right

If something concerns you, say something early. Small issues are easier to address quickly.
