National cost guides average data across thousands of zip codes and dozens of labor markets — and Austin projects at a different scale and scope than most markets. This report is built entirely from completed projects in the Greater Austin Metro — real contracted job values, matched to public Travis and Williamson County appraisal district records for property context no national guide can provide.

This is our first annual edition. We completed 303 exterior remodeling projects across the Greater Austin Metro in 2025 and we’re making that data public because homeowners planning a project deserve local numbers, not a national estimate dressed up with a zip code. We’ll publish this every year.

Roofing — $13,600 to $22,200

Median project: $17,100

Austin’s heat, UV exposure, and hail mean asphalt shingles typically need replacement in 15–20 years — not the 30-year manufacturer rating. That’s reflected in our data: 57% of roofing jobs were on homes built after 1992, and the range spans from a 1927 bungalow to a 2024 build. Roofing isn’t just an old-home problem in this climate. For context, the 2025 Cost vs. Value Report (Zonda/JLC) benchmarks a standardized large asphalt shingle replacement at $31,871 nationally — a larger and more complex project scope than the typical Austin job in our dataset.

Windows — $5,500 to $17,400

Median project: $9,200

55% of window projects in our dataset are on homes built after 1993 — this isn’t just aging-stock replacement. Window upgrades in Austin are driven by comfort, efficiency, and appearance as much as by failure. Most active in South Austin, Steiner Ranch, and Hyde Park. Note: our dataset includes both full whole-house replacements and partial projects, which pulls the median lower than a whole-house benchmark. The 2025 Cost vs. Value Report prices a full whole-house vinyl window replacement at $22,073 nationally.

Siding — $22,300 to $33,000

Median project: $30,000

Siding tells the clearest age story in our dataset. 55% of siding jobs are on homes built between 1977 and 1992 — original wood or early fiber cement reaching end of life. Unlike roofing, which gets accelerated by hail regardless of age, full siding replacement tends to happen when the material genuinely can’t be patched anymore. Most active in South Austin, Gracy Woods, and Cherry Creek. Austin siding costs run above the national benchmark: the 2025 Cost vs. Value Report prices a full fiber-cement siding replacement at $21,485 nationally, while Austin projects in our dataset median at $30,000 — reflecting higher labor costs and the full-exterior scope of jobs in this market.

Doors — $4,700 to $6,800

Median project: $5,400

Door replacement in our dataset skews toward mid-vintage homes built 1982–2002 — a tighter range than other services. It’s frequently upgrade-driven rather than failure-driven, and often paired with a window project as part of a broader exterior refresh. Most active in Gracy Woods, Country Estates, and Slaughter Creek. Note: our dataset includes entry doors, patio doors, and storm doors — a broader scope than the 2025 Cost vs. Value Report’s single steel entry door benchmark of $2,435, which explains the difference in price ranges.

Gutters — $1,000 to $2,600

Median project: $1,900

Gutters span the widest age range in our dataset — from a 1958 home to a brand-new 2025 build. That tells you something: gutter replacement is a universal need regardless of how old your home is. South Austin and Cherry Creek alone account for nearly a quarter of all Austin gutter replacements in 2025. Most active in South Austin, Cherry Creek, and Anderson Mill.

Methodology

Data reflects completed roofing, window, siding, gutter, and door projects with documented contract values, completed January–December 2025 by Cupcake Home Improvements. “Greater Austin Metro” as used throughout this report refers to the Travis and Williamson County service area — the two primary counties comprising the Austin metro. Cost ranges are 25th–75th percentile of completed project values. Siding excludes projects under $10,000 (partial or single-elevation installs). Windows excludes under $3,000. Roofing excludes under $5,000. Projects with incomplete pricing data are excluded.

Property data (sq ft, appraised value, year built) from Travis Central Appraisal District and Williamson County Appraisal District public records, matched by address. Appraised value is county assessment, not market sale price. This report is the first in an annual series. Published by Cupcake Home Improvements. Questions: [email protected].

What Homeowners Worry About — And How We Handle It

The three things we hear most often before a homeowner decides to call. We built our business around these specifically.

🚫

High-Pressure Sales

We don’t send closers. We send project consultants who inspect, explain what they found, and leave you with a written estimate. There is no same-day pressure, no urgency tactics, and no one waiting in the driveway. You decide on your timeline.

💳

Upfront Deposits

We don’t take a deposit to start. Work begins, materials are ordered, and your crew shows up — all before we ask for payment. Accountability should come before money changes hands. That’s the only arrangement that keeps us honest.

🔨

Work Not Finished Right

Our 10-year workmanship warranty covers installation quality — not just materials. If something isn’t right, we deal with it. We also back every project with our We Break It, We Buy It policy: if our crew damages your property, we repair or replace it. No excuses.

Frequently Asked Questions

Are these real project costs or estimates?

These are real contracted job values from completed projects — not estimates, not surveys, not ranges assembled from national databases. Every number in this report came from an actual signed contract for work completed in 2025 in the Greater Austin Metro.

How accurate are the cost ranges for my specific project?

The ranges reflect what homeowners in Austin actually paid in 2025 for each service. Your specific cost will depend on home size, condition, material selection, and scope. The ranges are useful for calibrating expectations before you call — not as a quote. A free inspection and written estimate will give you the exact number for your home.

My home is newer. Is exterior remodeling still relevant for me?

Yes. The data makes this clear: 57% of roofing jobs and 55% of window jobs in our 2025 dataset were on homes built after 1992. In Austin’s climate, roofing cycles are often 15–20 years due to heat, UV, and hail — not 30. Windows are frequently upgraded for comfort, efficiency, and aesthetics, not just failure. Exterior remodeling isn’t only for old homes.

Why does siding cost so much more than other services?

Full exterior siding replacement involves removing the old material, inspecting and repairing the underlying sheathing, installing housewrap or moisture barrier, installing new fiber cement panels, and finishing with paint. It’s a larger scope than most other services. The $22,300–$33,000 range in this report reflects complete exterior replacements only — partial and single-elevation projects are excluded from that figure.

Do you require a deposit to get started?

No. We do not require a deposit on any project. Work begins, materials are ordered, and your crew arrives before we ask for payment. We believe accountability should come before money changes hands.

How do I know the work will be done right?

Every project comes with a 10-year workmanship warranty covering installation quality — separate from any manufacturer product warranty. We also back every project with our We Break It, We Buy It policy: if our crew damages your property, we repair or replace it. If something isn’t right after the job is done, we deal with it directly.

Will you publish this data again next year?

Yes. This is the first annual edition. We plan to publish updated data each year as our project database grows. The 2026 edition will include year-over-year comparisons as the dataset matures.
