Roof Replacement — Pecan Springs-Springdale, Austin, TX
GAF HDZ · Shakewood · Asphalt Shingle
The house on Eastdale Drive in Pecan Springs-Springdale had carried the same roof for at least 25 years — longer than the typical lifespan of an asphalt shingle system. By August 2026, the roof had outlasted its design life and the inspection confirmed it.
Twenty-five years of Austin sun had left the roof visibly deteriorated. There was widespread granule loss — enough that the gutters were packed with shed granules — and bare fiberglass mat was showing through the shingles in multiple spots, which is typically the last stage before failure. The pitch measured at 3/12, low enough to require double-layer underlayment under any replacement. Cutting back the shingles at the edge revealed two layers of old black felt paper underneath, meaning a previous roofer had never stripped down to the decking, so the wood beneath had never been inspected. The attic was running hot, and the side of the house that was originally a garage had never had roof ventilation installed at all. The homeowner had asked about going through insurance, but at 25 years old with no identifiable hail damage and wear spread throughout, a claim would almost certainly be denied as general wear and tear.
The homeowner moved forward with a full replacement through financing, with no deposit required and the first payment not due until 30 to 45 days after installation. The job was scheduled as a one-day install, with ventilation upgraded across the full ridge and double-layer underlayment factored into the scope from the start. For anyone weighing repair against replacement on a roof this age, the case was straightforward: unknown decking condition, missing ventilation, and shingles with nothing left to give.

- I cannot express how easy it was to work with Cupcake. … More They came out multiple times to go over my project, as I had many questions. I never felt pressured and they were kind and patient in answering all my questions and concerns. Once the contract was signed having the updates on the window manufacture process as awesome and got me excited about the project. My install team was small and communicative. So overall probably took a bit longer to install but that was better for me, as I didn't want a lot of people in the house. They removed and installed each window one at a time. The finite details and finished product are amazing. I could not be happier. Would highly recommend.
- From the first conversation to the last detail everyone … More was extremely friendly, professional, detailed oriented and timely. Communication was constant throughout the stages of the project with detailed emails letting me know how it was going, and when installation time arrived- it was a breeze! The installers were professional, worked efficiently and did an amazing job. Any slight detail left, was tended to by another extremely great person. I wasn’t even considering windows at the time, but I’m SO happy Cupcake was the company that got me through this experience.
- Easy process start to finish. Replaced 6 failing windows. … More The team at Cupcake kept me in the loop during all stages of the project and the windows were made and recieved ahead of schedule. Installation was accomplish in one day. Good quality windows match existing ones in color.
- FANTASTIC! I had 10 windows replaced and the entire … More process from start to finish was smooth, seamless, and transparent. The entire Cupcake team was courteous and friendly, and their prices were very fair. In my situation, due to a family death I had to delay the installation date by a month and the kind folks at Cupcake were extremely understanding. I've already referred them to my neighbor and another family member for their windows and they've also had a fantastic time. 10/10!
- Added a new window where there was no window. Custom … More size, quality product, so it took a few weeks to fabricate and ship but then install went quickly.
Installers/ finishers Kenny, Michael and co are excellent. That's where the rubber meets the road. Final result looks like it was always part of the house, really solid work.
